Instead, most pay attention to things such as location, type of home they are buying, living area, and lot size. Well today with so many Asians in the new home buying market, it seems more and more people are paying closer attention to the direction a home sits.

As new home builders, we have actually seen some new homebuyers get out their compasses on their Smart Phones in order to determine which direction their new home will face. The direction of a home is considered quite important to some cultures and they will look to Vastu Shastra for help.

When considering which way a home faces, sunlight becomes an important factor. Typically a home facing south will get sun for most of the day, while on the other hand, Vastu Shastra says that a home facing north will draw more positive energy into it.

Many Asian buyers will consider Vastu Shastra when buying a new home. According to Wikipedia, Vastu Shastra is an old ancient doctrine that translates to “Science of Architecture” or “The Science of Dwelling.” It says that one should consider the laws of nature and how these laws affect a person living in a particular home. Because of that, a home’s direction becomes extremely important. A home built adhering to Vastu Shastra should keep the negative energy away and bring peace, success, supreme powers, holiness and opulence to the dwellers of the home.

Vastu Shastra implies that a home facing north will attract a wide range of positive energy that will create healthy vibrations and ensure prosperity for the people living in the home. Some Asians will still buy a new home that does face north, but will look to Vastu Shastra for remedies to overcome the fact that the home does not face north.

Low Price Homes!

KS85451When a prospective customer recently asked us to “lower the price of our homes,” I decided to take a closer look at our prices. I’ll be darned. I soon realized that sure enough, we could lower the price of our homes.

All we had to do was to cut a few corners, use cheaper building materials and find less experienced subcontractors who would work for less money. Wow, I thought. This was going to be easy.

On our journey to deliver a cheaper home, we could start by:  

Using cheaper windows instead of the energy efficient low-e, insulated vinyl windows that we now provide.

We could then stucco just the front of our homes instead of stuccoing all the way around the entire structure.

We could then eliminate the Deco Trim from the front of our homes and use a cheaper paint rather than the high quality paint we are now using.

We could then make some more cuts by using a less expensive air conditioning and heating system rather that the “Energy Star” high efficiency heat pump that we are currently using.

By doing these things, our buyers would think they were saving money, even though they would really be paying a lot more for their home in the long run.

We then figured we could start using ½” CDX plywood or even better, we could be using ½” OSB board for our roof sheathing rather than the durable 5/8” CDX plywood we are currently using that gives our new homes such a sound roof and that would save our buyers a bunch of money.

We could use a twenty year roofing shingle rather than the Lifetime Dimensional roofing shingle we are currently using and that would be another way to save some money.

We could use cheaper floor coverings and cheaper kitchen cabinets rather than the quality floor covering and the durable wood cabinets we are currently using. In looking at all of these things I realized that there were many ways for us to cut corners and save money for our home buyers. Heck, this is easy.

We could start using subcontractors that don’t have the proper licenses or the proper insurances or even the same skills as the subcontractors we are currently using. Now you have to admit that that would definitely save our buyers money. Or would it?

After looking at the costs of the materials we are using, the costs of the equipment we provide our buyers and the money we pay for the quality subcontractors we are using, I decided that no one uses better materials, no one uses better equipment and no one uses better subcontractors than American Housing Builders II in building our new homes.

We also realized that we provide a great home with a great value for every one of our new home buyers. So, at the end of the day, I now know that we do not “charge too much for our homes” nor should we “lower the price” of our homes just to appease those who would rather have a “cheap” house rather than a quality home.

We know from years of experience that we provide our buyers with a quality home at a fair price, while at the same time, we provide them with a great value. And that my friends, pretty much says it all.

Veterans applying For VA Home Loans

f2edd92332d3a45f11838ed4443ec845 Veterans applying For VA Home Loans are often not sure if they would qualify for a VA new home loan or not. Here is some information that will hopefully assist those who may be considering buying a new home and using their VA benefits.

You may be eligible for a VA Home loan if:

You served at least 90 days of continuous active duty during World War II, the Korean War, the Vietnam Way or the Gulf Wars and you were discharged honorably.

You served at least 181 days of continuous active duty during any peacetime period, and you were discharged honorably.

You have served 181 days unless discharged or separated from a previous qualifying period of active duty service.

You completed a total of 6 years in the Selected Reserves or National Guard was discharged with an honorable discharge, placed on the retired list, was transferred to the Standby Reserve or continue to serve in the Selected Reserves.

You still may be eligible if you completed less than 6 years if you were discharged for a service-connected disability.

You may also be determined eligible if you are an un-remarried spouse of a veteran who died while in service or from a service connected disability, or you are a spouse of a service person missing in action or a prisoner of war

There have also been special eligibility requirements established for certain United States citizens such as Public Health Service officers, Cadets in the United States Military, Air Force, or Coast Guard Academy Cadets, midshipmen at the United States Naval Academy, officers of National Oceanic & Atmospheric Administration, and others.

New Homes Prices Tampa Bay

Family enjoying new American Housing Builders HomeNew Home Prices in the Tampa Bay area by American Housing Builders in St Petersburg and Clearwater Fl, have changed considerably from the new homes we were building in Pinellas and Hillsborough Counties just a few of years ago. They’re a little smaller, more efficient and in some ways, more affordable.

According to new data provided by the National Association of Home Builders, NAHB, new homes being built today are not only about 10% smaller than homes built just a few years ago, they also include kitchens, bathrooms and bedrooms that have become more compact, more open and more functional.
